Our 6 Step Buying Process
We realize buying a home is one of life’s most important decisions and we’d be honored to guide you through the home-buying process. Following is a summary of the key steps to purchasing a home and how we can best assist you.
Make a wish-list of your ideal home
There are many factors to consider when thinking about your ideal home. Where do I want to live? Condo, townhouse or detached home? How many floors, bedrooms, bathrooms do we need? What are the schools like? Do we need a yard for kids and/or dog? What will my commute time be? What is our budget? Our team can provide information and statistics on any Seattle neighborhood (and any city in Washington state) to help you define your wish list. It’s crucial to know how much a lender will loan you before starting to search for a home. We advise getting a loan pre-approval letter early in the process. The advantage of obtaining pre-approval is it enables you to move quickly when you find the perfect home. In a competitive market, being pre-approved shows the seller your offer is serious and strong. We have relationships with a network of local mortgage brokers and we’d be happy to refer one to you.
Online searches and viewing homes with Blue Pacific
Starting your search for a new home is convenient and easy to do online with the various real estate search engines and apps. Although this is a good place to start, our access to and expert knowledge of the Multiple Listing Service database (MLS) ensures we know about a home the minute it hits the market. With our community and industry connections we sometimes know about a home before it comes to market. We will research all the properties that meet your criteria and then work with you to narrow down the homes you want to view in person. Our team approach ensures our availability for showing appointments will fit your busy schedule. Viewing homes in person is a crucial step to determine if you want to make an offer. As your real estate broker, we can help you compare the pros and cons of each home and we can discuss what to consider in one home vs. another. Our role is to guide you to the best home for your needs, lifestyle and budget.
Make an offer
This is an exciting time but it can also quickly become overwhelming. Our expertise will help you assess each home’s condition, amenities and value. We will evaluate market comparables and discuss making a strategic offer. We know the right questions to ask the listing broker so we can present the most competitive offer to the seller. You will benefit from our years of experience in negotiating on your behalf and advising on contingencies.
Escrow and Closing
Once an offer is accepted, communication is paramount to ensure the transaction moves efficiently to closing. We will work together with your loan officer and closing agent to keep you informed of any issues, delays or additional documentation needed. This is a crucial time but you’re in the home stretch!
